Instructions were received to negotiate a claim for a Tenant whose Landlord had served a Schedule of Dilapidations at £483,000. 

The property was a listed detached office building in Leicester City Centre. Our Building Surveyor’s response was a total sum of £275,000 (the Building Surveyor seeking to reflect reasonably assumed supersession if converted to residential or instead upgraded to modern offices).

In light of this, our valuer produced a Diminution in Value Assessment at £115,000. Applying this assessment allowed us to reach a settlement of £115,000.

By automatically providing both the Building Surveyor and Valuer, it ensures the best result for our clients and significantly lower settlements.
