Instructions were received from an office Tenant to negotiate a dilapidations claim on their former premises.
The Landlord had served a Claim totalling £52,000.
Our Building Surveyor’s response was at £20-£25,000.
The property was demised with open plan floors incorporating dated partitioning, and outmoded CAT II lighting.
From our previous knowledge of the local office market, it was clear the Landlord would have to remove the partitions and upgrade the lighting at their own expense (neither the outgoing tenant’s responsibility).
This would result in the supersession of items including the suspended ceiling and carpets.
This enabled us to reach a full and final settlement of £12,500.
